Am I a “nut magnet”?
I sure get my share.
I have a new friend. This latest new “friend” is an adjoiner to one of my recent projects. He calls me several times a week to pick my brain and vaguely threaten me with imminent and wrathful litigation. I say vaguely because he is always polite and respectful.
I recently located an E-W quarter-line for the co-op’s facility engineer. Both ends of this line have survey monuments that are well documented. I set some flags along the quarter line (there is no fence) and the clearing crew wiped up a swatch being the south 30′ of the NW quarter. For a little story info: the west line of the section measures most nearly 5244′ with a quarter corner nearly placed in the middle at 2622′ from opposing section corners.
This nut owns the SW/4. He’s a sort of fella that apparently likes conspiracy theories…and never misses a chance to talk about the latest. Our first conversation centered on the fact that he had purchased a patent granted by the U.S. of A. on his 160 acres. This somehow gives him a sovereignty of sorts as if he’s his own nation…that was my first clue to his sociopolitical opinions and position. The rest of his dribble can devolve to worn-out arguments about whether the US dollar is ‘legal tender’ or why US flags in courtrooms have gold fringe on them…(yawn).
Anyway, he’s an intelligent person that believes waaayyy too much of what he reads on the internet. He’s convinced his SW/4 is around 2640′ wide and I have forever damned myself and my descendants to poverty once his (as of yet non-existent) lawsuit against me blossoms to fruition. Seeing as how I determined the line between the NW/4 and the SW/4 gave him only 2622′, I have broken some secret constitutional law against his patented lands. And btw, he has determined his west boundary line by using an app on his phone. And (this is the kicker) he has an “official government document” that shows his quarter is 40 chains, or 2640′ wide. A copy of the GLO plat no doubt.
The co-op has cleared the easement. I get a call from the electric company’s general counsel. This nut is apparently bugging him also. This poor attorney is great on contracts and utility tariffs but fall short on property law. He’s worried this guy is going to sue the co-op. I have for now settled him down and helped him understand this guy is a crack-pot.
But I haven’t heard from him this week. I’m starting to get worried. I hope he’s OK after the blizzard. I was getting kind of fond listening to him talk his smack.
