Section Breakdown
I need to “breakdown” the SE4 of S27 and the SW4 of S26. The parcel in question straddles the two sections with 40’s east and west of the line. This country is lightly developed with two “subdivisions” and some metes descriptions that look like they intend to follow sectional lines but never call any out. All exterior corners in both sections are monumented. Very few of those are at found original stones.
Find the E1/16th on south line of 27, old iron pipe, 15′ east of the prorate. Find the SE1/16th twice, an iron pipe with an aluminum cap inside, and across the county road a subdivision corner being a rebar. Neither corner calls for SE1/16th and they are shifted from each other by 13′ north-south. Find the S1/16th on the section line 4′ from a prorate. The other corners for the parcel are in. The subdivision rebar was created when the owner owned on both sides of the line so I’m not using it. The aluminum cap in the pipe was a corner all the way back to the patents, I’m going with it and it’s also within 2′ of my prorate which is remarkable.
Typical day in the PLSS, reject all interior prorated positions, hold found monuments.
And no, I will not show the math positions. Those can be figured out from the plat, if anyone is so inclined.
